Impact of Coronavirus (COVID-19) on Shadow Creek Ranch

The Shadow Creek Ranch Maintenance Association (SCRMA) and Village Homeowners Association Board of Directors are continuing to monitor Centers for Disease Control and Prevention (CDC) guidelines as well as actions taken on national, state, and local levels to address the coronavirus (COVID-19) outbreak. In an effort to slow the spread of COVID-19, SCR believes it is imperative to take the following actions at this time:

Meetings & Lifestyles

All Village Association monthly Board of Director meetings are being held via video conferencing. The Village of Emerald Bay Member’s Annual Meeting has been postponed until further notice.

Private Emerald Bay Clubhouse rentals scheduled through Friday, May 22, 2020 can be canceled and fully reimbursed upon request. Cancellations and refund requests must be submitted to the HOA office at least three (3) business days prior to the scheduled reservation date by email at: Help@shadowcreekranchhoa.com. Please allow 7-10 business days for reimbursement process requests.

Parks

All SCR pocket parks, sand volleyball courts, and basketball courts will remain closed until further notice.

The tennis courts located at the Emerald Bay Recreation Center resumed regular operational hours effective

th Tuesday, May 5 .

Lakes

Please be aware that there is no swimming, fishing, or boating at the lakes within the community. Please report incidents to the Pearland Police Department Non-Emergency number at 281.997.4100

Pools

The “Swim at Your Own Risk” preseason at the Emerald Bay Lap Pool has been canceled. The 2020 Regular Pool Season schedule will be determined in accordance to direction and recommendations from the CDC, the City of Pearland, and the Governor’s Strike Force to Open Texas, as well as review of additional safety protocols being implemented by Bearfoot, the SCR pool vendor.

Pets

In accordance to the City of Pearland Animal Services, all pets must be registered, and cats and dogs must be on a leash or contained in a fence at all times. Pets cannot be tied outside of a fenced yard and owners must have physical control of pets at all times.

The City of Pearland’s “pooper-scooper” law requires owners to pick up after their pets. The City of Pearland Animal Services Department is located at:

Deed Restrictions

Due to the COVID-19 pandemic, several of the deed restriction enforcements for the Village Associations within Shadow Creek Ranch were relaxed, however, now that the state has begun re-opening, enforcement will once again resume in accordance to the Association’s governing documents. Effective Monday, May 18th, compliance will enforce the “No trailers/boats” guidelines along with those of property

maintenance (i.e. landscape, mold/mildew, and fencing).

Date extension requests to cure a deed restriction violation can be submitted by contacting the HOA office through email at Help@shadowcreekranchhoa.com or by calling 713.436.4563.
All requests must include the property’s address and an expected date of completion.

Resident Services and Association Administration

The HOA’s operations with regard to amenities has been altered in compliance with the government’s orders regarding COVID-19, however, the HOA is still obligated to maintain its current contracts and monthly payments with most vendors. As the situation continues to evolve, the individual homeowner Villages and SCRMA will be in a better position to assess whether it has experienced any cost savings that can be responsibly passed on to lot owners.
